Some Manhattan apartment houses are known for their stuffy old money inhabitants, some for residents who are Wall Street tycoons, and others, such as a former book bindery at 443 Greenwich Street in Tribeca, for being attractive to A-list celebrities.

Built in 1882, the handsome landmarked red-brick building was converted to 53 condos in 2014 by the team at CetraRuddy. Today. Big names like Jennifer Lawrence, Jake Gyllenhaal, Meg Ryan, and Ryan Reynolds and Blake Lively call it home. In the past, Justin Timberlake and Jessica Biel lived there, and renter The Weeknd used to weeknd there with then-girlfriend Bella Hadid.

So what’s the appeal? Well, the location is great, the building is beautifully updated with a wide range of amenities, and best of all it has a private underground valet-serviced parking garage that ensures privacy for the Reynolds-Livelys, et cetera, as they come and go. Another bonus: charging stations for environmentally friendly Teslas.

The loft-like apartments still include old arched windows from the factory days and restored wooden beams, as well as up to date modern amenities. Building features includes a 71-foot indoor pool, a roof terrace, a fitness center with private studios and an adjacent hammam. A 4,000-square-foot interior courtyard brings lots of natural light to rooms that face it.

One of the building’s spacious penthouses, purchased less than a year ago for $34 million, has quickly returned to market at $40 million. With four bedrooms and four and a half baths, the almost 5,600-square-foot aerie has amazing city views and a lush wraparound terrace. Monthly taxes run $14,205, common charges another $12,448.

The centerpiece to the apartment is the light-filled living room with inlaid marble fireplace and chevron-pattern wood floor. Nearby is a Boffi kitchen outfitted with top-of-the-line appliances and nero marquina slab stone; also close by is the glass-trimmed staircase that allows light to flow to the condo’s lower floor. Perfect for easy-going indoor living and entertaining, the landscaped terraces can be completely open to the living and dining areas, thanks to floor-to-ceiling NanaWalls, which are not, of course, a line of loving grandmothers, but moving glass walls.

The primary suite, on the lower level, with southern facing windows, includes a sitting area with a wet bar and a fireplace. There is a Poliform dressing room with integrated lighting and a spa-like bathroom with white statuary marble, a walk-in rain shower, Antonio Lupi vanities, and Hansgrohe fixtures. But is that enough for a movie star who might move in? No! The suite includes an additional en-suite bathroom and the ultimate dressing room, with a center island for storage, a television concealed behind a mirror, and custom cabinets and lighting. This could also easily be converted to the fourth bedroom with an en-suite bathroom but who would ever want to get rid of that sartorial haven?

The lower level also includes two en-suite bedrooms, a family room, and a den/playroom. The family room boasts a gas fireplace and bespoke built-ins, while the den, with its dreamy capiz shell light fixture, could also work as a home theater or office space. Also on this level is a 22-foot-long laundry room with service entrance. One private parking space as well as two storage units are included in the purchase.
