While not as extortionate as London, property prices in Edinburgh are still much higher than most other places in the UK.

If you're after a two-bedroom home, it can be hard to know where in the city you will get the most for your money.

Given the worsening cost of living crisis, it's more important than ever to be savvy with your budget and see where it will stretch the farthest.

To help potential buyers find their new home, we took to Rightmove to see what the cheapest properties currently on the market are.

Here is a roundup of the cheapest two-bedroom flats currently on the market in each area of Edinburgh.

The new town is a great place to live if you want to be close to the city centre, but slightly away from the hustle and bustle. Unfortunately, that comes with a price tag. At £275,000, this is one of the more expensive flats in this roundup, but comes with some great features like oak flooring, reclaimed period radiators, and a landscaped shared rear garden.

Leith is a great location if you want to live somewhere with a bit more personality — and the fact that it's cheaper helps too. This apartment is located just off of the Shore, and comes with wood flooring, modern kitchen units, and gas central heating.

Just beating out the Leith flat as the cheapest property on this list, this apartment is located just a short walk from the Corstorphine Hill Local nature Reserve. The inside is admittedly a bit dated, but with a bit of touching up it could be totally transformed. For the price, you could do a lot worse.

With summer officially upon us, living close to the beach will be worth its weight in gold for some buyers. Fortunately, this modern-looking flat isn't too pricey, and comes with a whole host of great features — such as warm engineered hardwood floors, bright and spacious bedrooms, and sleek bathroom with bath.

Bruntsfield is easily one of the nicest areas in Edinburgh, and so naturally comes with a high price tag. This bright and airy second floor flat might just be worth the money, though. The light blue walls go well with the wooden floors, and one of the bedrooms even comes with its own dressing room.

As we've learned in our other property roundups, if you want to live in the West End of Edinburgh, you need to be prepared to pay for the luxury. Whether forking out £365,000 for a two-bedroom below-ground flat is worth it is up to you, but it is admittedly very good looking inside.

The listing itself admits that this needs a bit of work doing to it to bring it up to scratch, but it's nonetheless in a great location — just a short walk from the University of Edinburgh — and at £230,000 it isn't too pricey. Get rid of the dated decor and this could easily turn into an attractive-looking home.
